Singaperumal Koil, Chennai’s next hottest attraction for real estate development

SingaperumalKoil, a small town that was well-known for its ancient cave shrines is currently gaining reputation for being the upcoming and emerging auto-rail hub of the city. A clutch of industrial houses like Force, Mahindra, Renault-Nissan, BMW, Lear, etc., IT gaints like Zoho, Capgemini, Wipro, Infosys, etc., have already set up their base here generating employment opportunities of up to 50,000 jobs in the region.

The town located in the Tambaram- Chengalpattu section set to be the third automobile rail hub of the Chennai division, after Walajabad and Melpakkam is currently becoming a gold mine for real estate developers. Large plots of land lying in the region is attracting the attention of numerous builders and real-estate developers who are intending to build a standard community society that can encapsulate the accommodation of a population that will reside in it for the coming years. Another highlight of the locality is the foundation of the SingaperumalKoil Overpass Bridge which would benefit commuters and motorists to reach Padappai and Oragadam and would ease a hectic traffic that keeps the travellers stuck for hours near the SingaperumalKoil Railway Crossing junction. The establishment of the overpass bridge after being halted for a long time will witness infrastructural development on both sides of the road, which was restricted earlier to only one side. The development will include the setup of newer educational institutions, healthcare facilities, IT and logistic parks, and entertainment avenues.

What further makes SingaperumalKoil a desirable destination for real estate investment is its fabulous rail and road connectivity. The SingaperumalKoil railway station has proximity to several automobile factories in the Chennai Chengalpattu-Kanchipuram sector and has proved to become an essential amenity for the industries around. The government, on the other hand, is also focusing on transforming the locality into a global standard industry corridor pathway as initiatives are being taken to develop the present road infrastructure, widening the 13.5-km stretch between Guduvanchery and Chettipunniyam through three stages- Guduvanchery-Maraimalai Nagar; Maraimalai Nagar-SingaperumalKoil; and SP Koil-Chettipunniyam which will enable better commuting services. Further, the three-km section from Guduvanchery-Kattankulathur has been widened into a six-lane road, to provide an alternative route to the GST road from OMR, and works to construct a storm water drain are already in progress. National Highways Authority of India has also shown interest in the locality as they have proposed to widen the Thiruporur-Chengalpattu two-lane into a four-lane. Overall, the scope of development is currently projected to skyrocket over the coming years. Real-Estate Industry analysts who are currently studying the location have predicted that a plot investment in this locality at this point is highly profitable.

The locals are astonished at how their small town has turned into an industrial zone in such a short span of time and are excited about how it is on its way to being one of the most sought-out locations for residential living in the next few years.
